Chicago and MilwaukeeHSA Commercial Real Estate has executed a lease with J. Crew to open the retailer’s second Mercantile branded store in the country at The Mayfair Collection shopping center (pictured) in Wauwatosa, Wis. J. Crew Mercantile will be located between Ulta and Men’s Wearhouse in the project’s first phase. J. Crew announced earlier this year that the company is opening its first Mercantile store at the Nordstrom Rack-anchored The Shops at Park Lane in Dallas.

“From the outset of this project, our strategy has always been to find best-in-class fashion brands that can attract customers throughout southeast Wisconsin,” says Tim Blum, executive vice president of retail development for HSA Commercial. “With this being J. Crew Mercantile’s second store in the country, we believe that we have further fulfilled that goal, and we are excited to have them as part of The Mayfair Collection.”

J. Crew will start construction on its store in August and expects the location to open before the end of the year.

Phase 1 of The Mayfair Collection — anchored by Nordstrom Rack, Dick’s Sporting Goods, Saks Fifth Avenue OFF 5TH, and more — opened in April 2014. The project’s construction consisted of adaptively repurposing functionally obsolete warehouse buildings along Highway 45 into new, contemporary retail environments.

The Mayfair Collection’s second phase will be anchored by Whole Foods Market, which will be housed in a converted warehouse building at the northeast corner of Burleigh Street and 112th Street. Plans for the second phase of The Mayfair Collection also include a HomeGoods, approximately 30,000 square feet of junior anchor retail space, a mix of upscale bars and restaurants, and a 140-room Hilton Homewood Suites hotel.

J. Crew was represented by Dan Cohen of Mid-America Real Estate in cooperation with Nick Bruns of Open Realty Advisors.
