Rose Paving: Signature Vendor Spotlight

by Katie Lee

— Interview with Jaron Srain —

R&R: Where are you based and how long has Rose Paving been in business?

Jaron Srain: Rose Paving, headquartered in the greater Chicago area, was founded in 1974 as a paving and sealcoating company serving the south side of Chicago. Over the past 50 years, we’ve grown significantly, expanding to 35 offices across the country through strategic growth and a dedication to quality service.

R&R: What is your name and title, and how long have you been with Rose Paving?

Srain: Jaron Srain, president of Rose Paving, and I have been with the company for nearly 18 years. I began my journey as an intern, and it didn’t take long for me to recognize the opportunity to build a rewarding career within the Rose Paving family. I actively pursued various sales roles and, over time, worked my way into leadership, where I’ve had the privilege of contributing to the company’s growth and success in the latter part of my career.

R&R: What specific paving services do you offer retailers, restaurants and/or property managers? Do you want to name your family of businesses?

Srain: We focus on minimizing liabilities and enhancing the curb appeal of your parking lot through regular maintenance. Our range of services includes crack sealing, sealcoating, lot marking, along with concrete repairs, asphalt removal and replacement, milling, resurfacing, plus storm basin inspections, repairs and installations

R&R:  Your merger with Atlantic Southern Paving (ASP) was announced in December 2024, and both companies are expected to complement each other geographically. What advantages does your geographic scope offer your current clients and, down the road, Rose Paving?

Srain: Merging with ASP is a tremendous milestone for Rose Paving as we now operate in 35 offices with over 1,000 employees. This makes us one of the largest contractors of pavement solutions in the nation with offices spread throughout almost every region of the country. Our key advantage is the way we serve national/multi-location clients with consistent, reliable, quality service.

R&R: What makes Rose Paving’s “signature service” stand out in a crowded industry?

Srain: It all comes down to the exceptional level of customer service we provide and the trust clients place in Rose Paving to get the job done right. Every account is supported by dedicated customer service teams who guide them through the entire process, working closely with our self-performing operations teams that uphold the highest standards for quality and execution.

R&R: What kind of feedback do you receive from clients?

Srain: Our customers tell us Rose Paving really stands out for its commitment to customer satisfaction and transparent communication! That kind of reliability and quality makes them a go-to choice for paving needs.

R&R:  Why should owner/operators choose your company to be their next service provider?

Srain: We prioritize building strong, long-lasting relationships with our clients. As a trusted parking lot maintenance provider, our mission is to deliver a smooth and efficient experience. With the resources and expertise of a national company, we’re equipped to handle multiple projects simultaneously, offering property managers the confi-dence that their needs are met with consistency and reliability.

R&R: How many retail/restaurant clients do you have, and is that sector growing for you? Would you like to name any of your clients?

Srain: We’ve serviced over a thousand retail and restaurants, and yes we are seeing that sector grow for us. We have been strategizing on the ROI of parking lot spend and how to best accomplish the tall task of maintaining a degrading asset and maximiz-ing its usable life. With more and more data available, there have been improvements to help develop a path that is best suited for any customer.

R&R: What are some of the latest trends you see in the paving industry now?

Srain: Data is increasingly essential in crafting the most effective plans for our customers. By unlocking its potential, we can maximize ROI for each client. Additionally, emerging technologies, such as satellites and drones, are enhancing our ability to conduct detailed scope analyses. However, we firmly believe that while these tools are valuable, they should always be complemented by a professional assessment to guarantee a comprehensive and accurate scope.

R&R: What predictions do you have — for your company, your industry or both — in 2025?

Srain: We’re ecstatic about 2025.  Combining forces with ASP is already unlocking new relation-ships, resources, best practices and technologies. We expect to reach new heights in more markets than we ever could have dreamt of in such a short time.  This reach will deliver an even more turnkey solution for existing and future customers. As it relates to the industry, competition will continue to be fierce, and customers are likely to keep choosing quality and trust over anything else.

R&R: What are the top 3 most recent projects you are most proud of?

Srain: We take great pride in the work we do for restaurant chains and franchises, fully aware of the stringent compliance standards they require. While we prefer to keep names confidential, we’ve earned the trust to manage parking lot maintenance for some of the nation’s leading Mexican and chicken fast food chains. Additionally, we’re proud to support the largest membership-based warehouse retailer, where the high level of protocol required to meet their standards is something we handle with dedication and expertise.
